Requirements for Egress Windows

Most local building codes are adopted from the International Residential Code and likely require egress windows for basements in use a living space. You should be able to easily open it without keys or tools, and it must comply with the following requirements:

  • The minimum window opening should be 20 inches wide and 24 inches tall, with 5.7 square feet minimum net clear opening.

  • The sill height must be no higher than 44 inches above the floor.

  • The window well must have at least 9 square feet of floor space, at least 3 feet long per side, and a permanent ladder or steps if it’s more than 44 inches deep.
