What Is the Pearl Certification™?

Pearl Certification is a building science-based certification system that indicates a home is energy-efficient, safe, comfortable and healthy. It also helps the homeowner understand how their home performs and how to make it better. Previously, certification programs focused on new construction. Pearl Certification, on the other hand, certifies both new and existing homes. It also focuses on the energy-saving features in a home instead of identifying potential problems.

Pearl Certification System

Pearl Certification uses a points system to denote high-performing assets, divided into four categories:

  1. Building Shell — This includes the foundations, exterior walls, roofing and fenestrations (windows, entry doors and skylights).

  2. Heating and Cooling System — In addition to the air conditioner and heating system, it also includes the ductwork, thermostats and registers.

  3. Baseload — This is the equipment used throughout the year, such as electronics, appliances and water heaters.

  4. Home Management — This includes information boards and smart devices.

This certification has three levels depending on the home’s score. Pearl Silver means the home has a good building shell and/or heating and cooling system. Pearl Gold applies to homes built to the modern energy code, in addition to the qualifications for Pearl Silver certification. Finally, there’s Pearl Platinum, which is for homes that excel in all four aforementioned categories.
